Guides/Best Thermostats for Airbnb

Best Thermostats for Airbnb

Automatically adjusting your thermostat based on Airbnb reservations and occupancy can make a large impact on your energy bill. At Seam, we have tested hundreds of different thermostats. We also happen to have thousands of Airbnb hosts using our thermostat integrations through their PMS. This gives us a unique perspective on the best thermostats for Airbnb hosts and this guide is an attempt at sharing this knowledge. Note that we left out Nest thermostats from this ranking as their current integration policy prevents integration into hosting tools.

Recommended Features
The first thing we generally look up when reviewing a thermostat is whether it is connected to the internet. We also pay close attention to its climate-control modes to see if it's able to automatically minimize energy use when requested, as well as keep room temperature within a specific range automatically.
Remote Control
You should be able to remotely control your thermostat from anywhere. This nearly always implies that your smart thermostat has a direct connection to the internet or is connected to a nearby hub.
Eco Mode
This feature lets your thermostat automatically adjust to the most energy efficient temperature while ensuring that your property is protected from extreme heat or cold.
Auto Mode
We generally prefer thermostats that are able to automatically adjust the heating or cooling mode based on a temperature range. This removes the need to occasionally switch HVAC mode.
Electricity Powered
Many smart thermostats now have the ability to 'steal' power from the control wires to your HVAC system. This ensures that they can run indefinitely without the need to change batteries.
Best practices
To get the most out of your smart thermostat in an Airbnb setting, follow these proven practices. They help ensure your system is reliable, energy-efficient, and works seamlessly with guest schedules.
Install and test before hosting.
Always verify that the device is functioning correctly and remotely controllable before your first guest arrives.
Monitor battery health regularly.
Choose models with battery alerts and monitor battery level regularly (some PMSs provide this feature through Seam).
Automate via your PMS.
Link your thermostat with your PMS to trigger automatic adjustments during check-in and check-out windows.
Maintain Wi-Fi stability.
Ensure your network is strong where the thermostat is installed — drops in connectivity mean loss of remote control.
